What You Need to Know When Selling Your Home

The information below should be helpful to you in understanding the comprehensive marketing plan I provide every one of my clients in getting their home the maximum exposure, locally and nationally, in order to procure the highest price possible for the sale of their home.

Sellers Services

Market Analysis

I will provide you with an exclusive and free Market Analysis for your home. This analysis, especially prepared for you, will be researched from reliable information currently available from the local multiple listing service. It indicates what real estate activity has occurred in your neighborhood and compares it with other properties similar to yours. While no two properties are exactly alike, these comparisons do provide a good reference source for a comparative market analysis, and will give you a good indication of what your property may be worth on the market today.

Marketing to Realtors & Brokers

Your home will be listed on the Multiple Listing Services for Sonoma, Marin, Contra Costa, and Mendocino Counties.

Furthermore, I will create custom flyers and distribute them to the Tri County Real Estate Offices of Sonoma, Marin and San Francisco Counties.

I will use my connections with other Realtors to promote your home with my Realtor Contacts in Sonoma, Marin and San Francisco.

I will create a Property Profile Book containing Tax Information, Plat Maps Disclosures, Flyers and Loan Information.

Marketing to Buyers

Print Advertising:

I will place an ad in the Press Democrat as well as an open house block ad for Sunday viewing.

I will print customized “Just Listed” cards and mail them to 350 homes in adjacent neighborhood and personal database of clients to get the word out.

Internet Marketing

I will place a full color ad with photographs with description and details in the Realtor.com website, a national website for countrywide viewing for relocation buyers. I will also place an ad with the National Association of Realtors and Craig’s List.

I will place your listing in BAREIS (Bay Area Real Estate Information Services) a five county Multiple Listing Service including photos, description and details for your property.

Your home will also be listed on Prudential California Realty Statewide and Local Sebastopol Website with photos, directions and description for potential pre-approved buyers.

Marketing to Agents

Hosting Open Houses on Sundays 1:00 to 4:00 p.m.

Creation of a “Property Profile Book” for Potential Buyer

Marketing to Personal Client Database to have Word of Mouth Advertising and Business to Business Advertising Locally.

Passing Out Flyers at Multiple Listing Broker’s Tours and Distributed to Other Local Real Estate Office Mailboxes for Personal Viewing.

Agent Communication & Negotiation

I will keep in constant communication with you to maintain all records and timely documents are done, and all updates as to interest in your home will be communicated to you.

I will Negotiate on your behalf regarding any and all offers.

I will be present for all relevant inspections.
